Clear Lake Condo Rentals offers vacation rental management to condo owners at Eagle’s Nest Resort, Eagle’s Ridge, and The Landing at Eagle’s Nest.
An Online Presence
We advertise our inventory on most of the major OTA’s (online travel agencies), including VRBO, HomeAway, TripAdvisor, FlipKey, and Airbnb. We also have our own website, clearlakecondorentals.com, which showcases each condo with a detailed description and photo gallery and provides a complete booking engine for direct reservations. The website ranks in targeted search results via paid Google advertising.
All guests book through us, and we handle all communication and money transactions. At the end of the month, the owner receives a detailed statement and direct deposit for their portion of that month’s rental fees. We are the business entity, so the owner does not need to generate 1099’s or obtain a business license or sales tax ID.
Our front desk staff is a cheerful face for guests after a long drive. We also act as a concierge, giving recommendations for places to eat and things to do in the Branson area. The front desk will also handle any calls arising from maintenance or other issues that occur during a guest’s stay.
Management of Cleaners
We use a smartphone app to communicate with the cleaners about when a condo is empty and ready to be cleaned. We apprise them of when there is a turnaround with a guest checking out and another one checking in on the same day. Our maintenance staff also inspects the cleaning job and calls the cleaner back to redo if necessary. We collect the cleaning fee paid by the guest for each reservation and pass it directly to the cleaners.
Our maintenance staff checks each condo to make sure it is ready for occupancy. They check operation of all appliances, internet, TV’s, and cable/satellite, as well as adjusting the thermostat setting. They are available to fix any issues that should arise during the guest’s stay, including after-hours emergencies.
We own a boat slip at Indian Point Marina, just 3 miles away. Guests can rent this for $15/night, which includes trailer parking here on-property with video surveillance and electrical hookup.
Basic Damage Insurance
For each reservation, we also collect a loss damage waiver from the guests. This covers up to $1500 worth of accidental damage during their stay, so neither the guest nor the owner needs to pay to fix the problem. If the damage is not accidental, Clear Lake pursues the guest for remuneration.
Our commission is the best deal in the area.
We provide all of this value for only 40% of the nightly rental rate (after expenses such as credit card fees, etc). The owner receives 60% of the net nightly rate in the form of a direct deposit at the end of the month.
